What does a full boiler service include?
We follow manufacturer’s guidelines when it comes to servicing, so each boiler service is bespoke to your boiler. This usually includes:
Cleaning the system
- Main heating burner
- Condense trap
- Magnetic system filter
- Airways & vents
Any additional cleaning required will be carried out as part of your service.
Pressure checks
- Expansion vessel.
- Appliance working gas pressure or inlet gas pressure.
- Fan pressure if applicable.
- System pressure.
If any additional pressure checks are required these will be included in your service.
Performance checks
- Products of combustion produced by the boiler with a flue gas analyser to make sure the boiler is burning its fuel correctly.
- The rate of gas that is being used to ensure the boiler is fueling efficiently.
- Temperatures.
- Controls and visual check of external components.
Safety checks
- Seals & gaskets.

I am a landlord, do I need to service my boiler in my rental?
Yes! Landlords are legally responsible for servicing any gas appliances with the frequency required by the manufacturer. It’s also in your interest – a regularly-serviced boiler will break down less and save you money in the long run. Additionally, you must also have a yearly gas safety check which we can complete for an extra £10 +VAT.
How often should your boiler be serviced?
Gas, oil and LPG boilers should be serviced yearly to ensure they remain safe and efficient. This is also required to maintain the guarantee of the boiler.
Is a boiler service worth it?
A boiler service isn’t just about increased the efficiency of your boiler.
We’ve seen an increase in unsafe boilers this year and unfortunately in most instances it’s because the boiler hasn’t been regularly serviced.
With the cost of living crisis and Covid restrictions pushing a boiler service to the back of your life admin queue is easily done, but we can’t stress how important they are for the safety of your home.
During a boiler service we are testing products of combustion produced by the boiler to make sure they’re within manufacturer limits. Carbon Monoxide detectors can’t always detect what is going in inside your boiler case, so it’s important to inspect this yearly.
Additionally, gas leaks inside the boiler also might not be noticed because the case can mask the smell. We’ve detected a number of gas leaks this year which left undetected could have had serious consequences.
How much does it cost to get a boiler serviced?
We charge £90+VAT for a gas or LPG boiler service and £135+VAT for an oil boiler service.
Is it legal requirement to have your boiler serviced?
Whilst it is not a legal requirement to have your boiler serviced, if you overlook it you could end up spending money to fix a boiler. Additionally it’s really important for detecting safety issues.
What time of the year should I get my boiler serviced?
Technically you can get a boiler serviced at any time, however we recommend spring and summer. This is to get your boiler ready for the colder months when you need your heating and hot water the most.
We’re also busy with repairs during the winter months so you might be waiting a little longer.
How long does a boiler service usually take?
It completely depends on your boiler type, make and model. Gas Combi boilers have most of the components in one place so they’re quicker to service and could take roughly 30 minutes. However you should allow an hour for most gas boilers.
Oil boilers take closer to two hours to service.
Do oil boilers need to be serviced?
Absolutely! You should service an oil boiler yearly. Make sure your engineer is OFTEC registered, which is the association that recognises competent person’s for oil boiler servicing and installations.
